Carlsbad CA Real Estate Overview

Carlsbad Village by the Sea…what an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of over 100,000.

Carlsbad is located on the North San Diego County coast about 2 hours south of Los Angeles and 30 – 45 minutes from San Diego, depending on traffic. The main commercial and retail center is Carlsbad Village on Route 101, otherwise known as the Coast Road or Highway (some refer to it as the PCH). Here you will find the majority of the shopping and dining, although there are other areas offering these amenities as well, including the Carlsbad Premium Outlets Mall area, Bressi Village at Bressi Ranch (east of El Camino Real and South of Palomar Airport Road), and in the La Costa area (El Camino Real and Alga Road/Aviara Parkway).

Carlsbad has 4 zip codes, and you will find different types of neighborhoods scattered throughout – some are large master planned communities, like Calavera Hills, The Foothills at Carlsbad, Bressi Ranch, Rancho Carrillo, La Costa Greens, La Costa Ridge, and La Costa Valley, while others are older residential areas and condo communities. Well-known and popular residential areas include La Costa (92009), anchored by the famed Omni La Costa Resort and Spa, Aviara (92011 and home of the Park Hyatt Aviara Resort, formerly the Four Seasons), and Olde Carlsbad, east of the village on the west-facing hills.

Like many areas in Southern California, the Carlsbad real estate market saw a dramatic shift upwards in prices, which ended around 2006. Prices have moderated quite a bit during the economic downturn until 2012 when the market shifted again from a buyer’s market to the current seller’s market with low inventory and high demand.

Carlsbad real estate covers a broad spectrum of styles, sizes and ages, in a number of neighborhoods that will appeal to a diversity of needs and a wide range of budgets. Aviara and La Costa are probably the best known residential areas of Carlsbad. Whether you desire an apartment, a new construction tract home, a gated community of luxury homes, a single story condo or a town house, ocean front and ocean view living, retirement housing, assisted living, or vacation accommodations, Carlsbad probably offers what you are seeking, in a climate many residents refer to as "paradise." Be aware that given the location Carlsbad housing is more expensive than other parts of the country, and even inland San Diego County such as neighboring San Marcos.

Carlsbad offers what many consider an idyllic lifestyle, with terrific weather most of the year, allowing for outdoor activities year-round. Carlsbad has a fine reputation as an arts community, with plenty of galleries (the city-owned Cannon Art Gallery is a gem), public art (wall murals, sculpture), the Carlsbad Sculpture Garden, multiple art fairs and festivals (ArtSplash, Art in the Village), art walks, music (the TGIF Concerts in the Parks series on 9 consecutive Friday evenings in the summer is very popular, attended by thousands) and the New Village Arts Theater in the Village.

Carlsbad also has some great shopping, in Carlsbad Village, at the Carlsbad Premium Outlets Mall at Palomar Airport Road and the 5 freeway, and the upscale Forum in South Carlsbad.

The Carlsbad Schools have a terrific reputation, but it’s important to note that Carlsbad residents are actually served by 3 school districts – Carlsbad Unified (with a second and new high school completed in 2013), San Marcos Unified, and 2 districts in Encinitas, San Dieguito Union High School District and the Encinitas Union School District. So depending on where you live in Carlsbad your children will attend one of these school districts.

Southern California is famous for its beaches, and if you are you a beach lover, Carlsbad is the place to be. Carlsbad is a popular year-round beach destination, offering essentially one long beach, but with individually-named public and state beaches, stretching 7+ miles from the Oceanside border south to Leucadia. Our Carlsbad beaches provide year-round enjoyment whether you simply prefer walking, enjoy sunning, collecting shells, chilling out, eating dinner on the beach while the sun sets, paddle boarding, kite flying, or surfing the waves. Carlsbad State Beach is one of the most popular, with camping sites on the bluff overlooking the beach.

Carlsbad Homes on the oceanCarlsbad also has a number of popular tourist attractions to enjoy year-round. Legoland may be the most famous, with visitors from around the world and their famous fireworks on July 4th. The Flower Fields have acres of blooming ranunculus and other flowers from March until May on the hills just east of the Carlsbad Premium Outlets Mall and terrific ocean views. Music lovers will certainly appreciate the Museum of Making Music, which offers a range of special events and concerts throughout the year in addition to the Museum itself.

History buffs will appreciate a visit to the Leo Carrillo Historic Park in Rancho Carrillo to explore the preserved hacienda, out-buildings, and grounds of the former home of TV Star Leo Carrillo, and of course the many peacocks who live there. Golf enthusiasts can enjoy the famous Omni La Costa Resort and Spa with 2 golf courses, the Park Hyatt Aviara Resort golf course along the Batiquitos Lagoon, and the public courses at The Crossings at Carlsbad and at Rancho Carlsbad.
